Nanded 2 is the second phase of the housing development and upgrading project in the town on Nanded, based in the western State of Maharashtra. Following the success of phase one, Samudaya Nirman Sahayak (SSNS) was contracted by the municipality to construct houses within the Nayi Abadi settlement, under the Basic Services for the Urban Poor (BSUP) government scheme.
An initial set of 50 houses were built within the first four months, in order to demonstrate that speed of delivery and quality control of costs could occur. Reall and SSNS were able to finance these initial 50 units from entirely revolved funds, using repaid loans on previous projects. Upon the success of these first 50 units, the cost of construction was then reimbursed by the city as per the scheme, which could be rolled over to cover the start-up costs for constructing the remaining homes.
With all houses now completed, their design is a mix of both ground story and ground+1 units, complete with household water and sanitation. They were built with an average construction cost of just $2,780 per house.
