Program Overview:
Affordable housing is a crucial global issue, and for the tenants of Safiya Homes in Faisalabad, Pakistan, it represents much more than just infrastructure. Safiya Homes is a venture by Ansaar Management Company (AMC), supported by Reall, that provides affordable housing solutions with the goal of creating stable, secure living environments.
The Faisalabad 1 site consists of 201 single-story homes, each offering up to three bedrooms, with the option for vertical expansion. These homes are designed to be accessible to those with limited incomes, with the average home costing less than £10,000. In addition to housing, the development includes communal parks, a school, commercial units, and an AMC office with a dedicated Community Development Officer to support residents.
Comprising of 201 houses, the Faisalabad 1 project is located in the industrial hub of Ada Johal. The residents of Faisalabad are mostly workers from the surrounding industrial area, particularly the textile factories. Many of these families moved from crowded, less secure housing in nearby cities, seeking a safer and more stable environment. The community is diverse, with households spanning a range of incomes, though most residents belong to the lower-income bracket.
During a visit in 2024 to the Faisalabad project site, the Reall team conducted a focus group with residents to gather insights into how this housing scheme has impacted their lives. The participants spoke candidly about the challenges they faced before moving into their new homes and the sense of community they now enjoy. Their stories reveal not only the tangible benefits of affordable homeownership but also the social and emotional transformation such developments provide.
Financial Security
One of the key themes that emerged from the discussion was the financial security that homeownership at Safiya Homes provided. Before moving in, most participants had been paying rent without gaining any long-term benefit. One resident reflected, “Before, it was not possible for anyone to make a home, so this is a big opportunity.” The ability to purchase an affordable house has allowed families to invest in their futures instead of continuing to pay rent indefinitely.
The financial relief was significant. One participant noted, “Safiya Homes provides us with security to make our own decisions.” With no more rent payments, they now had control over their finances. One resident noted that their monthly payments were comparable to what they had previously been paying in rent, but with the added benefit of owning a property; “I’m buying a house for the same price as renting”
This stability has enabled families to focus on other priorities, such as their children’s education. One resident reflected, “Safiya Homes has added value to our lives; socially and financially we are feeling better.” The ability to spend more time with their families and invest in their children’s futures was a significant improvement compared to their previous living situations.
Building a Strong Community
Safiya Homes is designed to be more than just a housing development; it fosters a sense of community and AMC has made community-building a priority. “It’s more than the houses,” said one participant, emphasising that the relationships formed within the development are one of its greatest strengths. Safiya Homes provides not just physical shelter, but a sense of belonging that many residents had previously lacked.
Several participants noted the importance of this supportive community. “The attitude and commitment of the people” was cited as one of the best aspects of living at Safiya Homes. The development nurtures a family-like environment where neighbours support one another, creating a stable and harmonious atmosphere. One participant spoke of how women in the community, had formed strong bonds, creating a network of support that extended beyond their immediate families. As a result many of the tenants had been able to form close connections, with ‘good relationships’ being formed across the development.
This sense of connection is especially significant considering the isolation many families felt in their previous rented homes. Safiya Homes offers not only physical security but also a social safety net. As one resident put it, “we now have more time to live with our families.” Families now spend more time together, strengthening their relationships and enjoying the open spaces within the development. “People are enjoying the parks and the openness of this facility,” one participant noted, contrasting it with the cramped conditions of their former homes.
Planning for the Future
Despite the overall positive experience, residents highlighted areas where they hope to see improvements in the future. One current issue being ventilation. The original one-storey homes were built with ventilation in mind, and are designed to keep the air inside the homes cooler. However, over the past few years since the development was launched, approximately 1/3 of the houses have converted to double storey themselves, and “once you convert it to double storey, then the ventilation is the main problem,” explained one participant. While the original design of the homes was praised, and the single storey dwellings were designed to be easily converted, expanding the living space has led to challenges with airflow and cooling.
There was also great interest in expanding the use of solar power, especially given the rising cost of electricity in Pakistan. “Solar is the only option… it is otherwise not possible,” one participant said, pointing out that many families are already looking to install solar panels to manage energy costs more effectively. Solar power represents a sustainable solution for the future, and more widespread adoption could significantly improve living conditions.
Conclusion: A Model for Future Housing Developments
The sentiments shared by the residents of Safiya Homes highlight the transformative potential of affordable housing. The shift from renting to home ownership has given these families not only financial stability but also a stronger sense of community and security. While there are still challenges to be addressed—such as improving access to utilities and refining home designs—the overall experience has been overwhelmingly positive.
Safiya Homes stands as a shining example of what can be achieved when community-focused housing solutions are implemented. As more families move into developments like these, there is hope that similar projects will spread across Pakistan, providing more people with the opportunity to own their homes and improve their quality of life.
